About TRA

TRA is a full service asset management and real estate consulting firm, specializing in transportation-related and public real property. The MBTA contracts with TRA for the management of its real estate assets, including approximately 5,000 parcels of land, 800 leases, and 600 miles of right-of-way. Since 1996, TRA has generated over $232 Million in cash non-fare revenue and created over a half billion dollars in cash and non-cash value to the MBTA. Results with the MBTA

  1. Utilizing LandTracker, completed a desktop review of 400 miles of right way resulting in a pipeline of surplus property sales, TOD opportunities, and identified encroachments

  2. Tripled the number of annual sales transactions

  3. Completed over 50 TOD-related transactions including complex ground and air rights lease transactions

  4. Quadrupled annual recurring lease income

  5. Reorganized the retail program in transit and commuter rail stations, resulting in more vendors, improved choices for riders, and the doubling of revenues

  6. Increased annual outdoor advertising revenues 16-fold to over $3.4 million per year.

  7. Obtained 200+ new bus shelters and obtained associated advertising sales revenue at no capital or on-going maintenance cost to the MBTA

  8. Tripled the telecommunications rental stream and obtained multi-million dollar infrastructure improvements for the MBTA

  9. Implemented higher utility rate schedules based upon real estate principles, verified installations, and updated agreements with modern terms and conditions

  10. Created LandTracker, a multi-dimensional web-based database for tracking real property assets utilizing Geographic Information System (GIS) technology

  11. Reduced outstanding receivables by seven figures and continue to maintain annual aged receivables at less than 2% per year

  12. Updated licensing procedures and reduced response time by 50%
