-------------------------------------------------------------------------------- Jackson Square - RoxburyThe Massachusetts Bay Transportation Authority (“MBTA”) has several parcels of land near the Jackson Square MBTA Station in Roxbury, MA for disposition. The Parcels are known as Parcel 41, Parcel 42, and the Retail Parcel. Parcels 41 and 42 are for sale and the Retail Parcel is offered under an 85-year lease. The Jackson Square neighborhood has recently undergone comprehensive planning initiative with the cooperation of the BRA, MBTA, and other agencies. The initiative resulted in redevelopment guidelines that involve the Jackson Square Station and adjacent MBTA properties. The redevelopment guidelines respond to the Transit Oriented Development (“TOD”) opportunities associated with the Jackson Square Station. TOD is compact, walkable development centered around transit facilities. These developments generally include a mix of uses that incorporate housing, retail and employment uses that maximize pedestrian and public transportation opportunities. The Jackson Square Development Priorities focused on quality affordable housing, multi-service community center, new small and medium commercial development as well as effective use of public transit facilities that do not encourage added traffic. Parcels 41, 42 and the Retail parcel were not originally part of these planning efforts but are located in the planning area and are viewed by the MBTA as supporting parcels.
-------------------------------------------------------------------------------- Mattapan Station (TOD)Property Description The MBTA is pleased to offer an attractive opportunity for Transportation Oriented Development (TOD) at the newly renovated Mattapan Station near Mattapan Square in Boston. The site available for development consists of approximately 2.3 acres of land, currently used for MBTA parking. The site contains excellent vehicular access from River Street as well as by public transit and bus services directly at the Station. The Mattapan Station has recently undergone over $10 million in renovations including, station and platform improvements, bus circulation improvements and a new MBTA Police substation on the premises. The new development will need to incorporate at least 100 public parking spaces and a “Kiss and Ride”. The site offers the developer the opportunity relocate the existing busway to the City’s preferred location in the middle of the site as shown. Neighborhood and Planning The neighborhood around the Mattapan Station is predominantly a residential mix of single and multifamily houses and apartments. The MBTA has been working with the community on the Station renovations and complimentary development of the parking area. The plan calls for urban density of residential with mixed-use commercial uses. In addition to the TOD opportunities offered by proximity to the station, there are opportunities to strengthen pedestrian links from River Street onto the site and Station. There are also opportunities to link the development to the Neponset River open space on the (north) side of the station.

Click here to download an additional parcel plan. -------------------------------------------------------------------------------- Newburyport Station TOD, Newburyport/NewburyLocation/Site Description - The site is located at the Newburyport MBTA Commuter Rail Station (click here for a plan). In conjunction with station operations, the MBTA owns over 20 acres of land. Portions of the site are utilized for station parking, platform access, train storage, vacant developable parcels and areas of wetland. The site straddles the municipal boundary between Newbury and Newburyport. The Station is the current “end of the Line”, with the right of way beyond the station leased to Newburyport for use of a bike path. Neighborhood Context - Comprehensive long-range master planning efforts have been undertaken in the City of Newburyport. The City has embraced the concept of utilizing transfer of development rights to retain open space within the city, anticipating that the general station area would be the recipient of the increased development rights. Currently the City, in cooperation with Newbury, is implementing the zoning mechanism to implement the concepts as developed within the master plan. Likely uses at the Newburyport station will be mixed commercial and residential units, with pre-planned densities and conception design considerations. Planning Process & Development Potential - The MBTA is currently working closely with the communities in their planning efforts. Portions of the site have been deemed to be surplus to the needs of the MBTA. Air rights development capabilities exist over the currently underutilized parking areas. A comprehensive design of the station area needs to be accomplished to accommodate the needs of the communities, while maintaining the important transportation access and needs at the station. The current historic depot building needs to be maintained and will serve once again as a focus of the station design. Timeframe for Completion - The community planning
effort is ongoing. Once complete a comprehensive development plan will
be incorporated within an Invitation to Bid (“ITB”) for the development
of the various sites.

Needham Heights Parcel - NeedhamLocation/ Site Description - The MBTA is offering land associated with the commuter rail parking lot at Needham Heights. (West St. @ Hillside Avenue - click here for a plan). The current lot incorporates 243 parking spaces. The station and lot are being reconfigured as a local station, with parking needs reduced, but needed and shifted to another Needham Station. The site is currently paved, but generally flat. Needham Heights is the final stop on the Needham Branch. The rail line continues beyond Needham Heights, with very limited freight traffic.
--------------------------------------------------------------------------------- Cummings Street - BostonThe MBTA is offering for sale a surplus parcel of land comprising approximately 13,375+ square feet in Boston. The Property is located in the New Market Industrial District area and is zoned as Industrial Two zone (I-2). The Property has excellent access to the Southeast Expressway which is a major artery providing access to the Mass Turnpike and other major highways as well as Logan Airport. The Property is a piece of a larger parcel of MBTA property currently used by MBTA bus operations. It is generally square in shape and paved. It is currently used as private parking by an abutting business. The Property is located along Cummings Street, a private way located off Southampton Street in the Newmarket Square area, a mixed industrial/warehouse and commercial area. It contains approximately 110 feet of street frontage on Cummings Street.

JFK / UMass StationThe Massachusetts Bay Transportation Authority, (“MBTA”) has invited interested parties to bid on the lease of development rights over approximately 4.5 acres of land located at the JFK / UMass Station at the intersection of Morrissey Boulevard and Columbia Road in Boston, Massachusetts The Boston Redevelopment Authority is about to begin a planning effort encompassing this site, the adjacent properties formerly owned by the Pappas family, and most of Columbia Point. The MBTA wishes to designate a Developer for this site as soon as the general conclusions of the BRA study become apparent. It believes this will allow the designee the opportunity to participate in the planning process and reasonably represent its interests. Development on the parcel is expected to be primarily over about 1.9 acres covering most of the area between the tracks and Morrissey Boulevard. Development above the tracks and station will also be allowed provided it meets with the requirements of the MBTA operating departments. Within the development area, the ADA access provisions to the station, the current access, egress and capacity for accommodating buses and automobiles and the existing MBTA parking must be accommodated. ---------------------------------------------------------------------------------- Retail Concessions - Quincy Center Station - Red LineRetail Concession Space – Quincy Center Station – Red Line The MBTA will be offering for lease approximately 2,700 square feet of concession retail space at the Quincy Center Station – Red Line. The space is located at the main entrance to the station and adjacent to the MBTA bus stop. The station is in the heart of Quincy serving as a transportation hub offering with both subway and bus services. This is an unpaid area of the station. This retail concession space will become available in Fall 2008.
---------------------------------------------------------------------------------- Waltham Land SaleThe Massachusetts Bay Transportation Authority, (“MBTA”) will be offering for sale approximately 1-1.5 acres of Right-of-way rights in the Central Mass. Branch rail line in Waltham, MA. These rights will be useful in assisting with the construction of transportation related improvement in connection with proposed retail and commercial development in the area of Route 117 (Main Street) and I-95/128 in Waltham. The offering will include, among other things, all rights in the MBTA in the existing railroad bridge spanning I-95/128. Further details of this disposition will be forthcoming with a formal public offering estimated in Winter 2008.
