Arborpoint serves as one of the more successful TOD projects in the state. New facilities for the MBTA have been developed while providing for housing located at the Transit location. Significant savings have been achieved by contracting the work through the private construction firm. |
| The overall project came in about 5% over budget. This is remarkable due to significant increased construction costs during the project. The project operating agreement calls for sharing the costs of maintenance of the entry road and the landscaping, reducing the long-term maintenance obligations of the MBTA at this location. The MBTA can recapture some of its financial contributions through increased parking fees generated by the garage. |

After a long term community process involving the Downtown North Association and the Bulfinch Triangle Development Advisory Committee, the MBTA offer to lease a 1.18 acre parcel over the Green and Orange Lines’ North Station stops across Causeway St. from the TD Banknorth Garden.
Based on a public bid, the MBTA concluded a 99 air rights year lease with Trinity Financial and Archstone-Smith. The agreement will result in the replacement of a dilapidated one-story office building by a mixed-use rental project consisting of approximately 241 rental apartment units, almost 30,000 square feet of street-level retail space, and 116 structured parking spaces.

Ashmont Station |

This parcel originally consisted of 30,000 square feet of land and was an underutilized employee parking lot located at the aging multi-modal Ashmont Station, terminus of the rapid transit Red Line with connections to bus service and the Mattapan Line. Upon completion of station design including bus and auto circulation an additional 17,000 square feet of land was made available to enhance the development potential of the project.
MBTA modernization plans also included improvements to station traffic circulation including realignment of the bus turnaround. Working with the community, MBTA determined that a TOD project at the station would meet community goals and generate important non-fare revenues that could help offset the capital costs of the station improvements.
The approximately 47,000 square foot underutilized parcel was publicly bid for development purposes and Trinity Financial was awarded an 85 year lease. Substantial community support developed for this TOD with project components consisting of affordable housing, first floor retail and below grade parking. The success of this project resulted in generating a lump sum payment of $1.43 Million in MBTA non-fare revenue for the development rights.
The transaction closed in April of 2006 and construction was completed in the first quarter of 2008.

The ocean-side Wonderland Station development site consists of approximately 3.3 acres of land under long term lease to the City of Revere for redevelopment purposes. The development offering was undertaken to help provide economic revitalization to the City’s waterfront neighborhood by creating sustained development, employment and much needed tax revenue to the City, and non-fare revenue to the MBTA.
The MBTA site is currently used for surface parking and patronized by commuters and summer beach-goers.

A redeveloper has been selected by the City with the assistance of the MBTA and the TOD development program will include an eight story general office building, 125 room hotel/149 unit residential condominium together with 17,000 s.f. of retail and 240 spaces of off street parking totaling approximately 430,000 square feet of new development at Revere Beach. Public improvements included in the TOD consist of a public plaza and deck together with pedestrian bridges connecting the plaza to both Revere Beach and the westerly side of Wonderland Station.
MBTA bus operations presently on the development site will be relocated to the westerly side of the station serving to optimize MBTA services and efficiently integrate with adjacent roadway functions.


A 1900+ car parking garage will be built on the western side of the station at substantial construction cost savings realized by efficiencies gained from the economy of scale of the larger TOD development program. MBTA parking will be consolidated into a single area providing for safe and efficient parking with sufficient capacity for commuters.
Construction is scheduled to commence in Spring 2010 with completion projected 60 months thereafter.
